Why HVAC Systems Freeze Up & How to Prevent It

It might seem strange, but even in the middle of a hot South Carolina summer, your commercial HVAC system can freeze up. When it does, it’s more than just an inconvenience—it’s often a sign that something in your system isn’t working right. Here are the most common causes and how to keep your unit running smoothly.
– Low Refrigerant
When refrigerant levels are low within the system ice can start forming on the evaporator coil. It also can mean that their is a leak that is present within the refrigerant line. If left unchecked, this can freeze the entire system and lead to bigger problems…compressor failure.
– Poor Airflow = Clogged Filters
Without steady airflow, coils can get too cold and freeze over. Clogged filters/vents, or a dead fan motor will limit circulation. Changing your air filter regularly and checking airflow pathways are simple action items you and your team can do to avoid freeze-ups.
– Dirty Evaporator Coils
Dust and debris can collect on your coils over time, even with a good filter. When buildup restricts airflow, the coils can freeze. Routine coil cleaning as part of seasonal maintenance helps keep your unit running.
– Attention To The Drain Line
The condensate drain removes excess moisture. If it’s blocked, that moisture can freeze inside the system. Regular inspections help prevent this sneaky culprit from shutting your system down.
Already Frozen Over?
If your unit is already iced over:
1. Turn off the system at the breaker.
2. Let it thaw naturally. Never chip at the ice as there are fragile components that make up a HVAC system.
3. Dry the coils by turning your HVAC unit into the “Fan Only” setting at the thermostat. After you have dried the coils, monitor the system. If it freezes again, it’s time to give us a call.
Preventing HVAC Freeze-Ups
Change Air Filters Regularly
Can’t say this enough…CHANGE THAT FILTER! Clogged filters restricts airflow and can be one of the main reasons of a system freezing. Commercial and industrial facilities have a slew of considerations to review in designing a filter program that meets the needs of your facility.
